What needs to be proven

The beach club can make the project visible before the residences are fully stabilized, but only if access rights, beach use, licensing, noise, parking, and service logistics are solved early.

Day revenue

Model sunbeds, cabanas, minimum spend, beverage mix, lunch covers, memberships, and external guest access.

Night revenue

Dinner, wine, private tables, and seasonal programming can extend spend, but require noise, staffing, transport, and closing-time discipline.

Permitting

Beachfront use, alcohol, music, umbrellas, structures, parking, and environmental constraints must be checked before the beach club becomes part of the underwriting.
